About this land at Panicale (06064)
Just 5 km from Panicale, one of the most beautiful villages in Umbria, in the heart of central Italy, we offer for sale a stunning panoramic plot of land with a building and olive grove, boasting breathtaking views of the Sanctuary of the Madonna di Mongiovino, a site of extraordinary beauty.
A rare opportunity in one of the most charming areas of Umbria, ideal for those seeking evocative landscapes, peace and quiet, cycling routes around Lake Trasimeno, and the possibility of easily reaching some of Italy’s most enchanting art cities by car: Spoleto, Assisi, Gubbio, Perugia, Todi, to name just a few.
The agricultural land, measuring 6,799 sqm and featuring an olive grove and existing building, is set in a uniquely panoramic position with spectacular views of the Sanctuary and the surrounding valley. It is perfect for developing one or more residential or tourist units.
Located in the strategic hamlet of Mongiovino, the property overlooks the Sanctuary’s square, the hilltop castle, and Perugia. The building, dating back to the 1970s, is constructed with reinforced concrete and thick stone masonry walls (45 cm), in excellent condition. Two-thirds of the total surface area (297 sqm, approximately 200 sqm of which can be converted) can be repurposed for residential use.
The land is entirely cultivated with a productive olive grove (about 160 trees) and benefits from abundant water for irrigation and domestic use, thanks to two wells ensuring an unlimited supply. The building is divided into three rooms and includes water, electricity, a large rustic kitchen, and a bathroom, positioned between two areas currently used as storage.
The property is in a village with growing appeal for tourism, cycling tourism, and residential living, particularly appreciated by international buyers.
At the entrance to the village stands the historic 16th-century “Villa Moretti”, followed by the ancient core of the settlement, culminating in the beautiful Sanctuary of the Madonna di Mongiovino and a large square that takes you back in time. On the square, adjacent to the Sanctuary, are the oldest church of San Martino (later dedicated to San Giorgio) and the buildings of the ancient monastic complex, once responsible for managing the Sanctuary and now under restoration.
A short walk uphill brings you to the Castle of Old Mongiovino (1312), the site of a famous 1643 battle between the papal troops of the Barberini family and the forces of Perugia.
The Sanctuary, with a Greek cross plan, was designed by Rocco da Vicenza in 1524, featuring Bramante-inspired architecture. The interiors preserve frescoes by Pomarancio and Flemish painters such as Hendrik van den Broeck and Jan Wrage, as well as precious liturgical vestments in gold and silver thread from the 16th and 17th centuries. Restored in the early 2000s and listed among the FAI “Places of the Heart”, the Sanctuary has been described by art critic Vittorio Sgarbi as “that wonderful Sanctuary containing many important works of late 16th-century art”. Today it is considered an unmissable destination in art history itineraries.
